New Jersey — Direct land purchaser

Providing buildable  land to homebuilders  throughout the US.

BayfordBridge entitles, manages, and invests in land projects shaping the residential future of New Jersey.

Land entitlement, powered by technology.

Developing Residential for Tomorrow.

01 · How it works

Sheet P-01 · Operating Model

Raw land in. Build-ready inventory out.

BayfordBridge takes raw land and engineers it through every regulatory approval — turning it into build-ready sites for corporate homebuilders. We contract direct with landowners.

Raw · Unentitled

Untapped parcel.

Boundary unsurveyed, no approvals, no path to vertical. The kind of vacant land that is hard to price and even harder to sell through a traditional real estate agent.

Engineer · Permit

In Review

Engineered & permitted.

Boundary surveyed, plot plan produced, township and county approvals in review.

Approve · Permit

Build-Ready

Documented inventory.

Approved, build-ready, set to close.

Outcome · The Landowner

From stale asset to liquidity.

You hold land that has value but won’t sell at full price as raw acreage — meanwhile New Jersey’s property tax, the highest in the nation, keeps running. BayfordBridge contracts directly with you, runs the entitlement, and pays cash on a documented timeline.

  • →Direct contract — no listing chain, no realtor fees
  • →Cash terms, clear contingencies, closing costs covered
  • →Initial offer in 48–72 hours
  • →Or a higher-value entitlement partnership — you share the upside

02 · Audiences

Land moves through us because of the people on every side of it.

01 · LandownersOf record

You own land. We move it forward.

BayfordBridge contracts directly with landowners to source the parcels that become approved, build-ready sites. Whether you inherited the property, are tired of paying property tax on land that just sits, or simply want to sell your land fast for a fair cash price, start a conversation and we’ll tell you what your parcel is worth — and which of our two purchase paths puts the most money in your pocket.

02 · Realtors & BDTwo paths

Refer one deal — or join the team.

Two paths: earn a premium commission for every verified land opportunity you bring us, or apply to work with BayfordBridge directly on an ongoing basis.

03 · Thesis · Why BayfordBridge exists

Two ways to sell your land. Speed, or maximum value.

Most New Jersey land buyers force a choice between the resources of a corporation and the flexibility of a local operator. We offer both — and unlike a wholesaler who flips your contract, we are a direct land buyer and end purchaser that actually entitles and develops the land.

The cash path. Want certainty and speed? We make a formula-based cash offer and close on a documented timeline — no realtor, no commissions, no closing costs, no cleanup.

The entitlement path. If your parcel has real development potential and you are not in a rush, we structure a higher-value agreement contingent on completing the entitlement process. Because we take on the cost, the applications, and the risk of rezoning and approvals, this path can pay meaningfully more than a quick cash sale. You do none of the work.

05 phases · Landowner to build-ready

How land moves through BayfordBridge.

Source

01 / 05

01 · Source

Source the land.

Our screening engine reads county parcel data, zoning districts, and environmental overlays — wetlands, Pinelands, Highlands, flood zones — across New Jersey to surface land that can support residential development. Our development team underwrites the parcel, then opens a direct conversation with the owner of record.

Deliverable · Underwritten parcel · agreed terms

02 · Contract

Contract execution.

Terms are negotiated directly with your Acquisitions Manager and memorialized in a purchase agreement with defined milestones and contingencies. Both sides complete attorney review, the deposit lands in escrow, and the parcel formally enters the BayfordBridge pipeline.

Deliverable · Executed purchase agreement

03 · Diligence

Formal due diligence.

Before engineering begins, the parcel is proven on paper: title and survey, wetlands delineation, soil and percolation testing, utility capacity, easements, and access. Every finding directly impacts the land's value.

Deliverable · Confirmed title & feasibility

04 · Entitle

Engineer & permit.

Our civil engineers design the site — layout, grading, stormwater, utilities — and carry it through township planning board hearings, county review, and state-level permits, answering every condition of approval along the way.

Deliverable · Preliminary & final site approval

05 · Close

Resolution & closing.

The approval is memorialized in a written resolution of the board, and our team clears its conditions — outside-agency sign-offs, bonds, and fees — and secures every required permit. Only with the resolution memorialized and permits in hand does the transaction close, delivering a build-ready parcel.

06 · FAQ

Answers, from the people doing the work.

How do I sell my land in New Jersey?

Send us your parcel details — address or block and lot — and an Acquisitions Manager reviews it against county data, zoning, and current builder demand. Within 48 to 72 hours you receive a written, formula-based cash offer. If it is a fit, your attorney handles New Jersey’s attorney-review step and we carry the deal to closing. There is no cost and no obligation to get the number.

Do I need a realtor to sell my land in New Jersey?

No. BayfordBridge is a direct land buyer and end purchaser, so there is no brokerage relationship and no realtor commission — which in New Jersey typically runs 5–6% of the sale price. Selling land without a realtor to us means the offer you accept is the basis of what you walk away with. We don’t list your property or market it to other buyers.

How much is my land worth in New Jersey?

It depends on far more than acreage. Location relative to New York and Philadelphia, road frontage and access, utilities, zoning, subdivision potential, and constraints like NJDEP wetlands, Pinelands, or Highlands designations all move the number — and land that is already entitled is worth significantly more than raw acreage. Tell us about your parcel and we’ll give you a real, evidence-based figure, not an online estimate.

Can I make more than a quick cash sale?

Often, yes. If your land has development potential, our entitlement path structures a higher purchase price contingent on us completing rezoning and approvals. We fund every application, survey, and engineering cost and carry the risk; you wait for a larger payday. For the right parcel this can pay several times what a fast cash sale would.

What kind of land do you buy?

Raw, unentitled, and non-permitted residential land across New Jersey — including parcels others won’t touch because of wetlands, Pinelands, or CAFRA restrictions. From a single infill lot to multi-phase acreage with several hundred potential doors, if it can support residential development, we want to see it. We buy as-is.

Where do you buy land?

Today, New Jersey is our active market — in Monmouth, Middlesex, Ocean, Somerset, Hunterdon, Burlington, Mercer, and Union counties. We are preparing to expand into Florida and South Carolina, so if you own land there, reach out early and we’ll follow up as those markets open.
