01 · What we buy

What we buy in Mercer County

  • Vacant lots and acreage that could be subdivided
  • Raw land that has not been approved for building yet
  • Inherited parcels, including land shared among several heirs
  • Land carrying back taxes or liens
  • Parcels with environmental or approval questions

We look at land that could become homes, and we say so honestly when it cannot:

Land that is preserved or enrolled in a farmland program may not be something we can buy. Please mention it on the first call.

02 · How selling works

Three steps. No commission. Timing set together.

  1. 15-minute call

Share the block and lot or address, and what you would like from the sale.

  2. Written offer in 48-72 hours

In writing, with the reasoning behind the number.

  3. Attorney review

A contract goes to your New Jersey attorney. You pay your own attorney and the transfer fee they identify. We agree on timing with you and do not promise a closing date in advance.

03 · The rules that shape value

What zoning and environmental checks matter in Mercer County?

County planning review. The Mercer County Planning Board’s meeting page says it reviews subdivision and site plan applications that affect county roads, drainage and other county facilities. The county land development page says Planning Department staff review development proposals to determine whether county roads and facilities are affected.

04 · In practice

The details, one by one

Delaware and Raritan Canal Commission review zone

The commission’s review zone is viewable on NJDEP’s NJ-GeoWeb application, per the D&R Canal Commission map page. The page does not list counties, so whether your parcel sits in a review zone is something to check on that map, not something we assume.

Municipal zoning

Zoning and subdivision rules are set town by town.

Wetlands

For land with wetlands, NJDEP’s wetlands program notes that a transition area waiver is a special approval needed in transition areas. Your attorney or an environmental consultant can tell you whether a Letter of Interpretation (NJDEP FAQ) makes sense for your parcel.

07 · FAQ

Selling land in Mercer County: your questions

01

Who buys land in Mercer County, NJ?

Buyers include individuals, builders and developers. BayfordBridge is a developer that buys directly, so there is no agent or listing in between.

02

Do you buy Mercer County land near the Delaware and Raritan Canal?

We will review it. Check NJ-GeoWeb to see whether your parcel is in the commission’s review zone, and send us the block and lot. Whether review applies is a matter for the commission and your attorney.

03

Do I pay commission or fees when I sell to you?

No broker commission, because we are the buyer. You pay your own attorney and the transfer fee your attorney identifies.

04

How fast will I hear back?

After a 15-minute call, you receive a written offer within 48-72 hours.

05

Do I need to clear title problems before I contact you?

No. Tell us what you know, such as heirs, liens or back taxes, and your attorney and the title company work through them with us.
