Not sure it fits?

Tell us about it.

We buy vacant and raw land that could become homes. The ideal parcel conforms to the zoning code and has a workable water and sewer solution:

To be straight about what we don't buy: preserved or Green Acres land, farmland-assessed parcels enrolled in a preservation program, commercial or industrial land, and parcels dominated by wetlands. If any of those apply, tell us on the first call so we don't waste your time.

02 · The rules that shape value

What Sussex County landowners should know about the Highlands, zoning and septic

Only part of Sussex County is in the Highlands. The Highlands Council lists 10 Sussex municipalities in the region: Byram, Franklin, Green, Hamburg, Hardyston, Hopatcong, Ogdensburg, Sparta, Stanhope and Vernon. Together they cover 129,749 acres, about 38% of the county, with 70,769 acres in the Preservation Area and 58,980 acres in the Planning Area.

03 · In practice

The details, one by one

Check the town first

If your land is in one of those 10 towns, the Highlands rules and whether the parcel sits in the Preservation or Planning Area shape what can be built. If it is in another Sussex town, the Highlands Act does not apply, and local zoning usually decides the value.

Septic and lot size

Where public sewer is not available, the parcel has to support a septic system and a well for each home, so soils and lot size often set how many homes it can hold.

Wetlands and lakes

Sussex has a lot of lake and stream frontage. NJDEP regulates freshwater wetlands and the transition areas next to them, and a Letter of Interpretation shows where those lines actually sit on your land.

We do not give legal or tax advice. Your attorney or an environmental consultant is the right person for the specifics on your parcel.

04 · How selling works

Three steps. No commission. Timing set together.

  1. A 15-minute call

You share the block and lot (or address), what the land is, and what you want from the sale. No pressure.

  2. A written offer in 48-72 hours

You get the number in writing, with the reasoning behind it. You are never obligated to accept.

  3. Attorney review and closing

We send a contract and your New Jersey attorney reviews it. You pay your own attorney and the realty transfer fee; there is no broker commission because we are the buyer. We set timing together and don't promise a closing date up front. Parcels needing a variance or subdivision take longer.

07 · FAQ

Selling land in Sussex County: your questions

Do you buy land in Sussex County, NJ?

Yes. We buy vacant and raw residential land across New Jersey, including Sussex County. Send the block and lot or address and we'll tell you whether the parcel fits.

Is my Sussex County land in the Highlands?

Only if it is in one of the 10 Highlands municipalities: Byram, Franklin, Green, Hamburg, Hardyston, Hopatcong, Ogdensburg, Sparta, Stanhope or Vernon. Within those towns, the Preservation or Planning Area designation matters most.

Do you buy land in the Highlands Preservation Area?

Sometimes. Development there is tightly limited, so we look at what the rules still allow before making an honest offer. Planning Area parcels and parcels outside the Highlands usually have more room.

Do I pay closing costs or a commission?

There is no broker commission, because we are the buyer. You pay your own attorney and the realty transfer fee. Ask your attorney which other charges apply to your sale.

Can I sell inherited land or land with back taxes?

Yes. Tell us the situation up front. Title questions and liens are handled with your attorney and the title company at closing.
