01 · How selling works

Three steps. No commission. Timing set together.

  1. A 15-minute call

You tell us the block and lot (or address), what the land is, and what you want from the sale. No pressure.

  2. A written offer in 48-72 hours

You get the number in writing, with the reasoning behind it.

  3. Attorney review and closing

We send a contract, and your New Jersey attorney reviews it. You pay your own attorney and the transfer fee your attorney identifies. Timing is set together, and we do not promise a closing date up front.

02 · What we buy

What we buy in Middlesex County

  • Vacant residential lots and subdividable acreage
  • Raw or non-permitted land with a possible path to approval
  • Inherited land and land you no longer want to carry
  • Land with back taxes or liens (your attorney and the title company handle payoff at closing)
  • Parcels with wetlands or other limits, where we look at what is still buildable

We buy vacant and raw land that a builder could turn into homes, including parcels that other buyers pass on:

If your land is farmland-assessed, preserved, or already under contract to a preservation program, tell us at the start. That affects whether we can buy it.

03 · The rules that shape value

What should Middlesex County landowners know about approvals and wetlands?

Middlesex County is densely developed, so an approval path usually runs through more than one office. These are the checks worth doing before you sell.

04 · In practice

The details, one by one

01

County review

The Middlesex County Office of Planning says it reviews development proposals, meaning subdivision and site plan applications. A Development Review Committee reviews those applications. What triggers county review for a given parcel (for example, a county road) should be confirmed with the county.

02

Municipal zoning

Each municipality sets its own zoning and subdivision rules. Look up your town’s land-development ordinance for your zone’s minimum lot size and permitted uses.

03

Wetlands

If your land has wetlands, the NJDEP wetlands program explains that building in a transition area needs a special approval called a transition area waiver. NJDEP’s FAQ describes a Letter of Interpretation (LOI) as a determination issued under N.J.A.C. 7:7A-4. An LOI can show where wetlands and transition areas sit on a parcel. Whether one applies to your land is a question for your attorney or an environmental consultant.

04

Utilities

Sewer and water availability changes what can be built on a lot.

We do not give legal or tax advice. Your attorney is the right person for zoning, title and tax questions on your parcel.

05 · FAQ

Selling land in Middlesex County: your questions

Do you buy land in Middlesex County, NJ?

Yes. We buy vacant and raw land across New Jersey, including Middlesex County. Send the block and lot or address and we will tell you whether the parcel fits.

How does your offer work?

After a 15-minute call, we send a written offer within 48-72 hours with the reasoning behind the number. You are not obligated to accept it, and your attorney reviews any contract.

Do I pay closing costs or commission?

There is no broker commission, because we are the buyer. You pay your own attorney and the transfer fee your attorney identifies. Ask your attorney which other charges apply to your sale.

Can I sell Middlesex County land that has wetlands?

Often, yes, though wetlands and transition areas can reduce what is buildable. Tell us what you know, and we will look at what remains buildable.

Can I sell inherited land or land with back taxes?

Yes. Tell us the situation up front. Title questions and liens are handled with your attorney and the title company.
