Not sure it fits?

Tell us about it.

We buy vacant and raw land that could become homes. The ideal parcel conforms to the zoning code and has a workable water and sewer solution:

To be straight about what we don't buy: preserved or Green Acres land, farmland-assessed parcels enrolled in a preservation program, commercial or industrial land, and parcels dominated by wetlands. If any of those apply, tell us on the first call so we don't waste your time.

02 · The rules that shape value

What Hunterdon County landowners should know about the Highlands, septic and farmland

Hunterdon County holds a large part of New Jersey's Highlands region. The Highlands Council lists 15 Hunterdon municipalities in the region, covering 128,910 acres in the county, of which 64,925 acres are in the Preservation Area and 63,985 acres are in the Planning Area.

03 · In practice

The details, one by one

01

Preservation Area or Planning Area

In the Preservation Area, the Highlands Act and Council rules apply directly to most development. In the Planning Area, a municipality chooses whether to conform to the Regional Master Plan, so local zoning and the town's conformance status often lead.

02

Septic and wells

Much of the county is not served by public sewer, so lot size and soils often decide how many homes a parcel can hold. County planning material describes one acre as the typical minimum lot size for an individual septic system.

03

Farmland and preservation

Hunterdon County runs an active farmland preservation program through its Planning and Land Use Department. We don't buy preserved farmland, and land that is farmland-assessed can owe roll-back taxes when its use changes.

We do not give legal or tax advice. Your attorney or an environmental consultant is the right person for the specifics on your parcel.

04 · How selling works

Three steps. No commission. Timing set together.

  1. A 15-minute call

You share the block and lot (or address), what the land is, and what you want from the sale. No pressure.

  2. A written offer in 48-72 hours

You get the number in writing, with the reasoning behind it. You are never obligated to accept.

  3. Attorney review and closing

We send a contract and your New Jersey attorney reviews it. You pay your own attorney and the realty transfer fee; there is no broker commission because we are the buyer. We set timing together and don't promise a closing date up front. Parcels needing a variance or subdivision take longer.

05 · FAQ

Selling land in Hunterdon County: your questions

01

Do you buy land in Hunterdon County, NJ?

Yes. We buy vacant and raw residential land across New Jersey, including Hunterdon County. Send the block and lot or address and we'll tell you whether the parcel fits.

02

Do you buy land in the Highlands region of Hunterdon County?

Often, yes. Whether a parcel can be developed depends on whether it sits in the Highlands Preservation or Planning Area and on local zoning. We know how to read that and will make an honest offer rather than walk away.

03

Does a lack of public sewer lower what my Hunterdon land is worth?

It can, because septic and well rules limit how many homes a parcel can hold. Lot size, soils and the town's zoning all matter, and we price the land on what it can realistically support.

04

Do I pay closing costs or a commission?

There is no broker commission, because we are the buyer. You pay your own attorney and the realty transfer fee. Ask your attorney which other charges apply to your sale.

05

Can I sell inherited land or land with back taxes?

Yes. Tell us the situation up front. Title questions and liens are handled with your attorney and the title company at closing.
