Yes, BayfordBridge buys land in Gloucester County, directly, as the buyer and not as a broker. We are a New Jersey residential development firm with 30+ years of experience, based in Red Bank. 01 · What we buy

What we buy in Gloucester County

  • Vacant residential lots and subdividable acreage
  • Raw or non-permitted land with a possible path to approval
  • Inherited land, and land shared among several heirs
  • Land carrying back taxes, liens, or title questions (handled with your attorney and the title company at closing)
  • Parcels with some wetlands, where a favorable delineation still leaves buildable area

We buy vacant and raw land that could become homes. The ideal parcel conforms to the zoning code and has public utilities available or a workable alternative:

To be straight about what we don't buy: preserved or Green Acres land, farmland-assessed parcels enrolled in a preservation program, commercial or industrial land, and parcels dominated by wetlands. If any of those apply, tell us on the first call so we don't waste your time.

02 · The rules that shape value

What Gloucester County landowners should know about the Pinelands, wetlands and county review

Most of Gloucester County sits outside the Pinelands, but the Pinelands Commission lists two Gloucester County municipalities, Franklin Township and Monroe Township, as within the Pinelands. A parcel there is governed by the Pinelands Comprehensive Management Plan on top of local zoning, so the township is the first place to check.

03 · In practice

The details, one by one

  1. 01

    Wetlands and flood areas

NJDEP regulates freshwater wetlands, their transition areas and flood hazard areas statewide. The online maps are a first look. A Letter of Interpretation from NJDEP shows where the wetland lines actually sit on your parcel.

  2. 02

    County review

Gloucester County has a Land Development Review and Approval Committee that reviews land subdivisions and site development plans. Whether your parcel needs county review depends on the application, and the municipal board is usually the first stop.

  3. 03

    Farmland

Land that is farmland-assessed can owe roll-back taxes when its use changes. We don't buy preserved farmland.

We do not give legal or tax advice. Your attorney or an environmental consultant is the right person for the specifics on your parcel.

04 · How selling works

Three steps. No commission. Timing set together.

  1. A 15-minute call

You share the block and lot (or address), what the land is, and what you want from the sale. No pressure.

  2. A written offer in 48-72 hours

You get the number in writing, with the reasoning behind it. You are never obligated to accept.

  3. Attorney review and closing

We send a contract and your New Jersey attorney reviews it. You pay your own attorney and the realty transfer fee; there is no broker commission because we are the buyer. We set timing together and don't promise a closing date up front. Parcels needing a variance or subdivision take longer.

07 · FAQ

Selling land in Gloucester County: your questions

Do you buy land in Gloucester County, NJ?

Yes. We buy vacant and raw residential land across New Jersey, including Gloucester County. Send the block and lot or address and we'll tell you whether the parcel fits.

Do you buy land in the Pinelands part of Gloucester County?

Often, yes. Whether a parcel can be developed depends on its Pinelands designation and on local zoning. We know how to read that and will make an honest offer rather than walk away.

Can I sell land that has wetlands on it?

Often, yes. A wetlands Letter of Interpretation from NJDEP shows how much of the parcel is buildable. We buy where a favorable delineation still leaves buildable area, and we don't buy parcels dominated by wetlands.

Do I pay closing costs or a commission?

There is no broker commission, because we are the buyer. You pay your own attorney and the realty transfer fee. Ask your attorney which other charges apply to your sale.

Can I sell inherited land or land with back taxes?

Yes. Tell us the situation up front. Title questions and liens are handled with your attorney and the title company at closing.
