02 · The rules that shape value

How do Highlands rules affect land in Somerset County?

Is my Somerset County land in the Highlands? The Highlands Council says the Highlands Act of 2004 protects the region from excessive development, and that it covers 88 municipalities in parts of seven counties in northern New Jersey. Five Somerset County municipalities are in the Highlands region: Bedminster, Bernards, Bernardsville, Far Hills and Peapack-Gladstone, according to the Highlands Council’s Somerset County page. Boundaries for the Preservation Area and Planning Area are published as an NJGIN open data set, which shows the boundaries as defined by the act. Look up your parcel there, or ask your municipality.

03 · In practice

The details, one by one

01

Why does the Preservation vs Planning Area distinction matter?

Highlands Council material says it is preparing and administering a Regional Master Plan. In the Preservation Area the Highlands Act and Council rules apply directly to most development; in the Planning Area, municipalities can choose to conform to the Regional Master Plan, so local zoning and a town’s conformance status often lead. Your attorney can confirm which rules apply to your parcel.

02

County review

Somerset County’s land development review page says county review exists to guide land development that affects or involves county facilities. The Planning Division is responsible for land development review and the county master plan. Subdivision and site plan applications that affect county roads, drainage or other county facilities are the usual triggers; the Planning Division can confirm for your parcel.

03

Municipal zoning and wetlands

Zoning is set town by town. For wetlands, see NJDEP’s wetlands program, where transition area waivers are a separate approval.

We do not give legal or tax advice. For more on constrained land, see selling land in wetlands, Pinelands, Highlands and CAFRA areas and selling land with back taxes or liens.

04 · How selling works

Three steps. No commission. Timing set together.

  1. A 15-minute call about the parcel and what you want

  2. A written offer in 48-72 hours, with the reasoning behind the number

07 · FAQ

Selling land in Somerset County: your questions

Do you buy land in the Highlands region of Somerset County?

We review each parcel. Highlands status can change what a builder may do, so send the block and lot and we will tell you honestly what we see.

How much is land per acre in Somerset County?

There is no single number. Price follows what can be built on the parcel. Send your details and you get a written offer with reasoning in 48-72 hours.

Do I pay a commission or fees?

No broker commission, because we are the buyer. You pay your own attorney and the transfer fee your attorney identifies.

What if my land is preserved or farmland-assessed?

Tell us on the first call. Preservation restrictions and farmland assessment can affect whether we can buy, and your attorney can explain the effect on your sale.

What do you need from me to start?

The address or block and lot, and a short description of the land. Everything else can be worked out on the call.
