01 · How selling works

Three steps. No commission. Timing set together.

  1. 15-minute call about the parcel and your goals

  2. Written offer within 48-72 hours, with the reasoning behind it

  3. Attorney review

Your New Jersey attorney reviews the contract. You pay your own attorney and transfer fee. We set timing together and do not promise a closing date up front.

02 · The rules that shape value

Is my Burlington County land in the Pinelands?

Find out before anything else, because the answer changes what can be built. The Pinelands Commission offers a property lookup map that answers whether a property is in the Pinelands Area and whether an application to the Commission is required. Search by municipal block and lot or address. It also shows municipal zoning, wetlands data and management area.

03 · In practice

The details, one by one

01

What do the management areas mean for a seller?

The Commission’s Comprehensive Management Plan summary lists nine areas. Two examples show how different they are. The Preservation Area District is described as the heart of the Pinelands environment. The Regional Growth Area is described as existing growth zones that can accommodate regional expansion. The other areas are Special Agricultural Production, Forest, Agricultural Production, Rural Development, Military and Federal Installation, Pinelands Villages and Pinelands Towns. Which one covers your parcel decides much of what a builder could do, and municipal zoning sits on top.

02

What are Pinelands Development Credits?

Per the Commission’s credit program page, it is a regional transfer of development rights program. Owners in sending areas (Preservation Area District, Special Agricultural Production Area, Agricultural Production Area) receive credits they can sell to developers in Regional Growth Areas. Once credits are sold from a property, it is permanently protected by a deed restriction. Whether your parcel has credits, and what they might be worth, is a question for the Commission and your attorney. Do not assume a number.

We do not give legal or tax advice. See selling land in wetlands, Pinelands, Highlands and CAFRA areas for more.

06 · FAQ

Selling land in Burlington County: your questions

01

Can I sell land in the New Jersey Pinelands?

Often you can, but what a buyer may do with it depends on its management area and local zoning. Check the Pinelands Commission’s property map, then send us the block and lot.

02

Do you buy Pinelands land that cannot be built on?

We review each parcel. If it cannot be built on, we say so, and credits or other value may still exist. Ask your attorney about credits.

03

Do I pay a commission?

No broker commission, because we are the buyer. You pay your own attorney and the transfer fee your attorney identifies.

04

How do I find out whether my parcel is in the Pinelands Area?

Use the Commission’s Pinelands Property Lookup Map and search by block and lot or address, or ask your municipality.

05

Do you buy land with back taxes or an inherited title?

Yes. Share the situation on the first call, and the title company and your attorney handle payoff and title steps.
